4 Terms to Check Before Agreeing to be a Property Custodian

Being a property custodian is great in the sense that you can rent a place which is way bigger than the other places available out there, but at an unbelievably low rate. Your job is to ensure that the place is well-maintained while you are there and you won’t be required to pay the rental fee in its full amount. Before agreeing to be a property custodian, there are a few terms that you have to take into consideration.

  1. Rental rate. You need to compare the actual rate of the place in the market with the rate offered to you as a property custodian. If the difference is drastic, then you must not have second thoughts and accept the offer. If it is not, perhaps you have to think about it first.

  2. Number of working hours. You also have to consider the number of working hours that you need to take on. Of course, no one is there watching you work, but it must still be clear on the contract how many hours of service are required of you. If you are working a full time job, it helps if you only have to work on the property for a few hours. Otherwise, balancing two jobs would be extremely difficult.

  3. Location of the property. If you have decided to move to a new place because you have found a job which is located in the area, the property that you are to take care of must also be located near your workplace. This makes things easier for you to handle. Otherwise, you might have to travel a lot and spend more for fuel or for public transportation. The accessibility of the place is a must before closing the deal.

  4. Validity of the contract. You also have to consider how long you are to stay in the place. Some property owners might require you to stay there for at least a year. Otherwise, you have to pay the cost for the remaining months that you have not stayed there. The best option is if you can find a place where you can leave any time provided that you give advance notice. This makes it easier for you to make decisions, especially if you have found other options that are cheaper or more accessible.

Once you have found the right place that matches all your personal requirements, it is time to finalise the deal. The idea of property guardians might seem like a challenge, but it is also a lot of fun. You can interact with other custodians and get to know them more. Most of all, you can save a lot of money. The rent is really cheap and is perfect considering your financial situation.
